Defect of the Week – Exposed Flooring = Future Rot

External Cladding Installed Incorrectly – What We Found Onsite
By BSPI Inspections – Brisbane Stage Building Inspections (Now Booking Saturday Appointments!)

This week’s defect was uncovered during an enclosed stage inspection on a new build — and it's one we encounter far too often.

The external cladding was not installed low enough to fully cover the yellow tongue flooring, leaving it exposed to the weather. While it might seem like a small oversight, this has serious long-term consequences for the durability of the home.

Why This Is a Problem:

When yellow tongue flooring is left unprotected, it becomes vulnerable to water ingress, swelling, and eventual rot. Over time, exposure to the elements breaks down the flooring's structure, potentially leading to:

  • Rotten or weakened subfloors

  • Costly repairs and replacements

  • Internal water damage

  • Mould growth and associated health risks

These hidden issues often don’t surface until it’s too late — by the time floors start to feel spongy or fail entirely. And in a new home, that’s the last thing you want to face.

This Is Why Enclosed Stage Inspections Matter:

At BSPI Inspections, we focus on enclosed stage inspections to catch these problems early — before they turn into expensive repairs. We work with buyers, owners, and builders to ensure every stage of the build meets the highest standards. We don’t cut corners.

📅 Can’t make it during the week? We’ve got you covered — BSPI Inspections is now available on Saturdays. Flexible, independent, and here to protect your investment.
