Enclosed Stage: What to Expect and How BSPI Protects Your Build

The Enclosed Stage is one of the most critical checkpoints before internal sheeting and finishes go on. Errors at this phase can become hidden problems—costly and time-consuming to fix later. Below is your guide to what happens, the key questions to ask, and how BSPI Inspections gives you confidence to proceed.

Roof & External Wrap

  • Once your certifier approves the frame, installers fit fascias, gutters, battens, and roof coverings.

  • Carpenters complete external framing items: windows, doors, and all timber bracing.

2. Pre-Sheeting Rough-Ins

  • Plumbers, electricians, gasfitters, and air‑con installers run pipes, cables, and ducts before walls are sheeted.

  • This early access guarantees hidden services are correctly placed and compliant.

3. BSPI Frame Check: Your Last Clear View

Before gyprock goes up, our team performs a detailed inspection to catch defects that would otherwise be concealed:

  • Plumbness, levelness, and straightness of all walls and frames

  • Correct nail spacing, bracing, noggings, and tie-downs per Australian standards

  • Proper installation of wall wrap, membrane fixings, and damp‑proof courses

  • Alignment and fit of windows and door frames

  • A go/no‑go assessment to confirm you’re ready to proceed to sheeting.

4. Brick & External Cladding Stage

  • Bricklayers install exterior brickwork, ensuring consistent mortar joints and alignment.

  • External cladding (e.g., weatherboard, fiber cement) is fixed to the frame—soffits are addressed later.

  • Completes the weatherproof shell and previews your home’s final facade.
