3 Things to Check at a Pre-Plaster Inspection in Brisbane

A pre-plaster inspection is an important stage of a new home build because it provides an opportunity to inspect the framing and other accessible components before the plasterboard is installed and many areas become concealed.

There are a lot of items that can be checked at this stage. In this guide, we’re focusing on just three examples we regularly look at during pre-plaster inspections in Brisbane.

These three items are only a small snapshot and should not be considered a complete pre-plaster inspection checklist.

1. Check Plumbing Positions Against the Plans

Before the walls are sheeted, it’s a good opportunity to check the position of plumbing services in wet areas.

This can include the location of:

Shower mixers and outlets
Bath plumbing
Vanity plumbing
Other visible plumbing penetrations and services

Where applicable, these positions can be compared with the approved plans and wet-area elevations.

Finding an incorrectly positioned service at this stage can be much easier to address than discovering it after the walls have been sheeted and the bathroom has progressed further.

2. Check That Walls Are Plumb

Another important check before plaster is installed is whether the wall framing is plumb.

This is particularly worth checking around bathrooms and other areas that will eventually receive tiles, cabinetry or other finishes.

Using a suitable level, the framing can be checked vertically to identify walls that may be outside the applicable tolerances.

A framing issue that may look relatively minor now can become much more noticeable once finishes are installed.

3. Check That Walls Are Straight

Plumb and straight are not the same thing.

A wall can be reasonably plumb vertically but still have bows or irregularities along its length.

Before plasterboard is installed, wall framing should be checked for straightness and any significant deviations identified.

This is another reason why the pre-plaster stage is valuable — the framing is still visible and accessible, making it easier to identify and document concerns before they are covered.

There’s Much More to a Pre-Plaster Inspection

These are only three examples of the many items that may be assessed during a pre-plaster inspection.

Depending on the construction and what is accessible at the time, an inspection can involve reviewing numerous elements of the framing and construction before they become concealed.

The purpose isn't simply to walk through and find obvious problems. It's to inspect the accessible work at that particular stage and identify and document defects or concerns before the build progresses.

Why Professional Documentation Matters

Finding a defect is one thing. Having it clearly documented is another.

A professional pre-plaster inspection provides a written record of the items identified at the time of inspection, supported by photographs and clear descriptions that can be provided to your builder.

This creates a record of the condition of the build before plasterboard conceals much of the framing and services.

For this reason, rather than relying solely on your own walkthrough, it's best to have the stage professionally inspected and documented before the build progresses.
