Why Wall Plumb Matters at a Pre-Plaster Inspection

A wall being 10mm out of plumb might not look dramatic during framing. But once the kitchen is installed, fixing it can potentially mean pulling completed work back apart.

And we’ve seen this happen first-hand.

The wall gets sheeted. The build keeps moving. The cabinetmaker installs the kitchen, the stonemason installs the benchtops, and suddenly those long, straight finished edges make the problem much easier to see.

If rectification means getting back to the original framing, what was once an accessible issue can become a much bigger job involving multiple trades.

During a recent pre-plaster inspection in Brisbane, we picked up exactly the type of issue that can lead to this problem.

Two sections of kitchen wall framing were approximately 10mm out of plumb.

The Framing Is Only Half the Story

Finding the wall out of plumb was one thing. The next step was looking at what was actually going to be installed against it.

The kitchen elevations showed cabinetry finishing alongside these walls with an approximately 10mm quirk between the cabinetry and adjoining wall.

That matters because the cabinetry gives you a long, straight finished edge.

If the wall is plumb, the quirk can remain relatively consistent and the two edges appear parallel.

If the wall runs out while the cabinetry stays straight, that quirk can progressively open or close from bottom to top.

What isn't necessarily obvious when you're looking at bare timber framing can become very obvious once the kitchen goes in.

What Could It Look Like Once the Kitchen Is Installed?

The image below shows the principle.

The cabinet edge remains straight while the adjoining wall runs out of plumb. The quirk between them no longer runs parallel.

This isn't the actual finished kitchen from this build, but it demonstrates why plumb walls are crucial where cabinetry and other straight finishes are being installed against them.

It's a good example of why an inspection isn't just about looking for obvious damage.

You also need to consider what's being built next and how the work that's there now is going to affect the finished result.

Why We Check This Before Plaster

At pre-plaster, the framing is still exposed.

That gives us the opportunity to put a level on accessible walls and identify issues like this before they're hidden behind plasterboard.

In this case, the kitchen wall framing was approximately 10mm out of plumb.

But it's not just about the measurement.

Location matters.

A wall running out beside a long, straight cabinet edge can be much more noticeable in the finished home than the same variation somewhere else.

And once that wall is sheeted, the original framing is no longer easily accessible.

What Happens If It's Picked Up After the Kitchen Is Finished?

This is where a relatively straightforward framing issue can turn into a nightmare to fix.

We've seen this happen first-hand.

The wall gets plastered. The cabinetmaker installs the cabinetry against it. The stonemason installs the benchtop. The build continues.

Then the finished kitchen makes the run-out obvious.

If the required rectification means getting back to the original framing, it could potentially involve:

  1. Stonemason returns to remove the affected benchtop.

  2. Cabinetmaker returns to remove the affected cabinetry.

  3. Plasterer returns to remove the plasterboard and expose the framing.

  4. Carpenter returns to rectify the wall framing.

  5. Plasterer returns again to re-sheet and set the wall.

  6. Cabinetmaker returns again to reinstall and adjust the cabinetry.

  7. Stonemason returns again to reinstate the benchtop.

  8. Painting and other finishing or touch-up work may also need to be completed again.

That's potentially multiple trades, multiple return visits and completed work being pulled apart just to get back to a wall that was completely accessible before plasterboard went on.

Then there's the practical side of actually coordinating all of that work.

Site supervisors can be managing a large number of builds at the same time, and a rectification involving several different trades needs to happen in the right order. The stonemason can't reinstate the benchtop until the cabinetry is back. The cabinetry can't go back until the plastering is complete. And none of that can happen until the original framing has been rectified.

Getting multiple trades back to site, in the right order and at the right time, can come with its own challenges in the current building climate.

Long story short: pre-plaster is the time to identify and address an issue like this — while the framing is still exposed and accessible.

That last line is particularly good because it brings the whole section back to why someone should actually care about a pre-plaster inspection, rather than just telling a horror story.

Finding It Is One Thing. Documenting It Is Another.

When we identify an issue during an inspection, it's documented with photographs and a description of what was observed and where it was located.

That gives the homeowner a record of what was visible at that particular stage of construction and something they can provide to their builder for review and, where required, rectification.

This becomes particularly important as the build progresses and elements such as framing, services and waterproofing become concealed by later stages of construction.

Wall Plumb Is Only One Check

This example focuses on one issue we found in a kitchen, but checking walls for plumb is only one part of a pre-plaster inspection.

Depending on the construction, accessibility and level of completion, there are numerous visible building elements that may be checked before they're covered.

So this isn't a pre-plaster checklist.

It's simply one real example of something that can be picked up while it's still accessible — and why that can matter later.

It's Not Just About Pre-Plaster

The same principle applies throughout a new build.

Things that are accessible today may be covered, tiled over, built around or much harder to access at the next stage.
