When and How to Book a Brisbane Pre-Slab Inspection

Building your first home is an exciting milestone, but it can also be a little overwhelming. Once your site supervisor lets you know construction is about to begin, everything seems to move quickly, and one of the most common questions we hear is:

"When do I organise my pre-slab inspection, and how does the process actually work?"

The good news is that it's much simpler than most people think. Planning ahead helps ensure your inspection is completed at the right time, before the concrete is poured and any potential issues become permanently covered.

Watch our short video below for a quick overview, then keep reading for the full guide.

What Is a Pre-Slab Inspection?

A pre-slab inspection is carried out after the slab has been prepared but before the concrete is poured.

This is one of the most important stages of a new home build because once the concrete is placed, many components of the slab are permanently hidden. A pre-slab inspection provides an independent assessment of the slab preparation before construction moves to the next stage.

When Should You Book Your Pre-Slab Inspection?

The best time to start thinking about your inspection is as soon as construction begins on site.

As a general guide, concrete is often scheduled around three weeks after site commencement, although every build is different.

Once your site supervisor has been assigned and construction starts, let them know you'd like to arrange a private pre-slab inspection. This gives everyone plenty of time to coordinate the inspection before the pour.

The Two Dates You'll Need

To organise your inspection, you'll generally need two important dates:

  • Slab preparation date

  • Concrete pour date

In many cases, slab preparation takes place the day before the concrete is poured, although this can vary depending on the builder and project schedule.

Having these dates early allows your inspector to plan ahead and helps reduce the risk of missing this important stage.

What Do We Check During a Pre-Slab Inspection?

Every home is different, but a pre-slab inspection typically includes checking items such as:

  • Reinforcement placement.

  • Concrete cover to reinforcement.

  • Waffle pod installation.

  • Vapour barrier installation.

  • Plumbing penetrations.

  • General workmanship.

  • Compliance with the approved engineering design where applicable.

If any concerns are identified, they can be documented and raised before the concrete is poured.

What Documents Will You Need?

One of the most common things we ask clients for is a copy of the slab engineering plans.

These plans allow us to compare the slab preparation with the engineer's approved design during the inspection. If you're unsure where to find them, your builder or site supervisor can usually provide a copy.

Why Is Timing So Important?

Unlike many other stages of construction, there's only a small window to inspect the slab before the concrete is poured.

Once the concrete truck arrives and the slab is poured, many of the structural components are no longer visible.

Booking early and letting your site supervisor know you intend to have a private inspection helps make the process much smoother for everyone involved.

Final Thoughts

Organising a pre-slab inspection doesn't have to be complicated.

Once construction starts, let your site supervisor know you'd like a private inspection, keep track of your slab preparation and concrete pour dates, and make sure your inspector has the engineering plans before attending site.

Planning ahead means your inspection can be carried out at the right time, giving you confidence before one of the biggest milestones of your new home build.
