Real Brisbane Stage Inspection Example This Week | Damaged Termite Barrier Found Before Brickwork

Updated May 2026 – real inspection footage from a Brisbane new build this week.

This week during a real rough-in stage inspection on a Brisbane new build, BSPI Inspections identified multiple areas where the termite barrier had been damaged just before external brickwork was about to begin.

Once the bricks go up, this type of damage can become completely hidden forever.

That is exactly why stage inspections matter.

The video below shows real footage from this week’s Brisbane stage inspection.

Each red mark highlights a location where the termite barrier had been damaged or compromised before the wall was covered by brickwork.

What Was Found?

During the rough-in inspection, multiple sections of the termite barrier were identified as damaged around the external wall framing.

At this stage of construction, the wall sarking, framing and termite protection systems are still exposed and visible, making it one of the last opportunities to identify these types of issues before they are permanently covered.

Once the brickwork is installed, many homeowners may never know the damage existed.

Why This Matters

Termite barriers form part of the home’s termite management system and are designed to help reduce the risk of concealed termite entry into the property.

Damage can occur during construction from:

  • Trades moving materials

  • Ladders and tools contacting the wall wrap

  • General construction activity during rough-in works

  • Penetrations through sarking and barrier systems

Without an independent stage inspection, these issues can easily remain hidden behind completed works.

Why Rough-In Stage Inspections Matter

Many homeowners only organise an inspection at Practical Completion (PCI), however by that stage much of the home has already been covered.

A rough-in stage inspection gives homeowners the opportunity to identify issues before:

  • Brickwork starts

  • Internal wall linings are installed

  • Defects become concealed

  • Rectification becomes more difficult

This stage is also a good opportunity to inspect:

  • Damaged wall sarking

  • Missing grommets to steel framing

  • Plumbing and electrical rough-ins

  • Frame straightening

  • Missing structural components

  • General workmanship before the home is closed up

The earlier issues are identified, the easier they generally are to rectify.
